Digg it UP - Spanish Property for Sale - Brian and Jenny Sad Story, part two
Ergonomic Awareness has become an Important Factor for Employers and Employees ace it on London’s overnight money tree for 2 days gaining interest for them! Thanks to Wojciech Jestrzebowski, a Polish scholar, who introduced the term Ergonomics back in 1857 we know more about how we can incorporate the use of equipment to help with some of the daunting work duties that may take its toll on our bodies in the long term. It has only been in the recent years that companies have taken notice and have implemented ergonomic equipment in the work place. Thanks to these employers we can now lead a healthier, happier life with less body pains and strains than before.Computer work stations have advanced significantly throughout the years as people sit at them more and more. The incorporation of a good ergonomic chair and ergonomic computer work station can be a heaven sent for those who are lucky enough to have one. Repetitive motion is one of the larger concerns when it comes to computer users. The repetitive motion disorders develop because of microscopic tears in the tissue. When the body is unable to repair the tears in the tissue as fast as they are being made, inflammation occurs, leading to the sensation of pain. Repetitive motion injuries are among the most common injuries in the USA. Thankfully there are ergonomic solutions that can aid with many of the repetitive motion jobs that we face in the work place.Pushing or pulling wheeled loads has also taken a turn in the ergonomic lime light in recent years. With more and more published articles and proven methods on how we can push or pull more effectively. Even though an American naval force had destroyed their base on Grand Terre Island in September, the Baratarians rejected British overtures to side with them. (6) {Other accounts make it clear the men were willing to go it alone or against the Americans and yet Lafitte convinced them to support the American cause. I see this as part of the French Masonic or Merovingian/Priory plan that included Napoleon. Lafitte and Joseph Napoleon later tried to break Napoleon out of St. Helena. I think Lafitte was their agent and played any role or side to support their cause first and foremost. They wanted the US to become a real force in the world. Their counterparts in England had declared French Masonry was without a soul. They had formally declared them to be any number of silly things. It continues to some extent to the present. I shall address this more as I proceed but suffice it to say that at some level we have an inner sanctum of people who are playing both sides for fools.} Instead they pleaded with American officials to accept their services. According to one observer, ‘this transition from piracy to Patriotism’ was due to the influence of Edward Livingston. The pirates had promised Livingston $20,000 if he could secure their acquittal on charges of violating the trade laws,…” (7)This is an enormous amount of money and it might well be just a small part of what changed hands or was funneled to various officials by Lafitte. Livingston had lost most of his wealth in New York Cit Brian and Jenny had been led to buy a Spanish property on Costa Blanca in Southern Spain from the corrupt agent, Madam Elisha who had sold it to them and had taken a 20K deposit in cash. They had also signed a document in Spanish which had not been translated and purported to be an instruction to a Spanish lawyer, she had recommended, to act on their behalf to secure the Spanish Property. They had now returned to the UK in great delight to tell all their friends the great news and even recommend the charming and helpful Agent they had met whilst in Torrevieja. After two weeks they heard from Elisha. Everything was proceeding well and she would get back in contact soon, and could they confirm the balance of the monies, some 202K Euros was available to send? They confirmed. Poor Brian. If only he had been working with an accredited agent of the mypropertypal Overseas Property Agents Association. One week later she called again to ask for the balance to be sent to complete the purchase. She also told Brian to transfer an extra 25,000 Euros to cover for Notary fees, taxes and expenses. This seemed reasonable and Brian’s only concern was whether he had to book a flight to attend the completion appointment. Elisha told them that this would not be necessary as Brian had not only signed an instruction to his solicitor to act but the same document allowed for a Power of Attorney! This was a pleasant surprise or so it seemed at the time. How convenient. Brian and Jenny thought this was good news! Or was it? They confirmed.“So what do you do?” I’m casually asked as I pay for my meal at a local restaurant. I’ve heard this question a thousand times before and each time I’m tempted to say something simple, something easy. Sometimes I say I’m a writer. Other times I’m a business consultant. Once I even said I was a web designer. But do you wanna know the truth?I’m none of those. And yet, at the same time, I’m all of them. You see I work full time from home in what is casually called by insiders the “Internet Marketing” niche. It’s not as pretty as some people make it out to be. In fact, some days it’s downright ugly. Most people outside of a handful of us don’t know the lingo, the terminology, nor the hype that goes into most products, all to induce a feeding frenzy of ravenous buyers looking to sink their teeth into the next big thing.Others are even worse. They are like crackheads on the street corner running around trying to get their next fix. Only these addicts don’t steal from others, they steal from themselves. They use their credit cards to rob themselves and increase their burden of debt, struggle, and bondage.I see it all the time. These people think they can spend their way to success, but it’s not going to happen. There is only one way to earn success. One way and one way only. If you don’t do this, you…will…fail.Hands down. You will fail. And what is this “Secret” as it can be so casually called by my ilk? What is this “New Revelation”, this “Startling Truth”?It’s not what you think. It’s not even what Poor Brian. Knowing what they are looking for can increase your chances of being approved. To qualify for any home loan you must have a deposit. Many lenders will consider borrowers with a 5 per cent deposit (generally 10 per cent for investment properties). However, it is important to recognize that this is the minimum and is only offered to clients considered to be a very safe prospect. In addition you will need to have saved an amount to cover other costs involved in purchasing a property and taking out a loan, such as lender's mortgage insurance, government stamp duties and conveyancing fees. For your loan application to go ahead, the mortgage insurer will also have to approve the application and be willing to provide the lender with insurance.Lender's mortgage insurance companies require a minimum of six months of "financials", that is, bank statements, pay slips or any other proof of income documents. With most mainstream lenders, you also need to be able to show a pattern of genuine saving. Often described as "hurt money", it is often required to be at least 5 per cent of the value of the property. This has to be money you (and your partner) have earned and saved, not a gift or other financial windfall.Applicants with a higher disposable income are more likely to have their home loan application approved. The maximum loan repayment is often set as a percentage of your income. The couple told her of their plans to go out in a few months to take control of their Dream Overseas Home. What they did not realize was that it was all about to go horribly wrong They had completed their purchase in July and waited for cheaper flights and cooler weather before traveling out again in October. When they arrived they went straight to their new home and collected the key from the neighbor as had been arranged. There was no electricity in the house. Worse there was no water. Elisha had promised that services were connected and that she would pay the bills to maintain them from the money left over from expenses. She had not, and they had been cut off! They phoned her several times her but got no reply. They went to the office in Torrevieja to find it closed down and empty. Had she moved her office? Alarm bells started ring albeit gently. After all they had the key and only needed to connect the services again. They went to the local Bank where they had been told to transfer the money but received no information about any account set up by Elisha in their name. To be blunt the Bank had never heard of them. Well, what to think? Had anyone heard of the Agent Elisha and why she had closed down? They had thought that there were several other branches but had no detail of where they might be! There were none. They went to the Iberdrola office to enquire about an electricity supply. They gave their address and it was confirmed that a 1.5 supply was in place. Brian knew that with microwave ovens and other white goods let alone an air conditioning unit, he would need a much heavier supply. So he asked for the application forms for a 4.5 supply. Iberdrola agreed it was a good idea but said they would have to inspect the premises first before even re-connecting the original supply. At the water office it was an easier story. Re-connection was quite simple and could be achieved later that day. That impressed the sad couple until they were told that first the arrears would need to be paid and the disconnection and re-connection charges of 200 Euros, a total of 395 Euros! The girl spoke reasonable English and explained there were unpaid invoices for several months. Surely they didn’t have to pay for water they had not used? In Spain services are provided to properties not people. Their solicitor should have checked it was clear or not and made the appropriate alteration with the seller for the cost. It had not been done. With the water supply restored later that day they felt a little better until a few days later a visit was made by the man from Iberdrola, the local Electricity Company. He informed them in Spanish and in written English on a standard form, that the wiring in the house was illegal, out of date and not up to the required standard, therefore the supply could not be resumed until a substantial amount of internal work had been completed. This often happens in Spain and when a bill is left unpaid they disconnect you. In order to ensure houses re-wire to the correct standard they will not reconnect. Often a 1.5 supply is inadequate fo
